Site Work

Trees and shrubs will be cleared as necessary with a minimum of 20 feet from house location.

House will have driveway included.
-
Driveway shall be of a shale base with a modified topcoat, or 2B stone.

Walkway from drive to front entry will be provided, same material as driveway.
Foundation
-
Footing will be 8”x16” rebar reinforced and poured with a minimum 2800 PSI concrete mix.

Standard 8” or 10” CMU – per IRBC with purging above grade.
-
Foundation walls will be sealed with DECO 20 moisture retardant.
-
Concrete step unit will be provided at entry, when applicable.
-
All concrete slabs will be a minimum of 4” thick and 3000 lb. PSI mix.
-
All concrete slabs will rest on a reinforced bed of 6” gravel with a .4 mil vapor barrier.
Framing and Exterior finish

House will be built in accordance with the International Residential Building Code (IRC).
-
Sill sealer and treated 2”x6” sill plate with anchor straps 8’ on center will be provided.
-
Floor joists will be 2”x10” @ 16” on center minimum or sized to meet load bearing requirements.
-
¾” OSB T&G subfloor to be glued and nailed.
-
Exterior wall construction to be 2”x6” @ 16” on center.
-
Interior walls to be 2”x4” @ 16” on center, minimum.

Ceiling joists to be 2”x6” @ 16” on center, minimum.

Rafters to be 2”x8” @ 16” on center, minimum.

Exterior walls & roof sheathing to be 7/16” OSB.

Floors are decked with ¾” T&G OSB Sheathing glued and nailed

All electrical shall be in compliance with the National Electric Code.
